45′ Narrow Boat ‘Lily May’

Construction
Welded steel plate base, hull sides, decks, cabin sides, and roof. Single-glazed rectangular windows with removable plastic double glazing screening and privacy glass film, steel aft door and sliding hatch, steel and double-glazed forward doors and side hatch. Water tank at the bow, as well as the LPG locker. Dark blue decks and topsides, red and blue cabin sides with white coach lines. Hull was last blacked in November 2022 by Fox Narrowboats.

Accommodation
Access to the accommodation is via aft cabin doors, steps, and sliding hatch or forward cabin doors from the well deck.
The aft cabin has full height storage lockers on both sides of the entryway containing most of the electrical equipment, a fitted double bed with storage beneath, lights, radiator, a starboard side corridor (with Alde Boiler concealed within the bulkhead) and a door that leads to:
A bathroom which contains a shower cubicle with wipe clean surfaces and curtain, a vanity unit with storage, wash basin and hot and cold taps, a privacy glass window, a pump-out macerator toilet, and a storage cupboard which also provides access to the calorifier.
A well-equipped galley fitted on both sides of the cabin, comprises fitted storage cupboards, drawers, and a work surface, a stainless-steel double sink and drainer with a mixer tap, an under-counter fridge, 4 burner hob and oven.
A saloon with a free-standing sofa-bed (to replace the original dinette seating), Morso stove, radiator and storage shelves.
The interior side lining is white-painted ply and carpet. Head linings in varnished tongue and groove panelling, Flooring is a mixture of wood and carpeting.

Engine
Beta Marine 43 keel cooled diesel engine with PRM gearbox. Last serviced in 2023 but regularly maintained by the owner.

Abloy keys, fire extinguishers, radiators, Alde LPG boiler (hot water + radiators), calorifier (engine only), life jackets, life ring, Morso stove, Spinflo LPG oven + hob, Zanussi washing machine, LEC fridge, Toshiba microwave, CO alarm, fire blanket, 2 x propane bottles, water tank gauge, electric flush toilet.

Electrics
12v - 1 x engine battery, 3 x leisure batteries, domestic water pump, cabin lighting, 12v sockets, Pro Combi S inverter/charger, mp3 player, 2 x solar panels, Sunsei solar charge controller unit,
230v - shore power lead and hook-up, consumer unit, plug sockets.
